The INTEGRATED PROJECT DELIVERY Approach

SCHAEFER has extensive IPD experience. Our teams know first-hand how IPD encourages and supports the early sharing of knowledge and experience necessary to achieve the result of a better designed and built project, and we use this collaboration to optimize efficiency through all phases of design, fabrication and construction. The IPD process enhances the quality of the design documents, develops accountability among team players, helps validate and solidify cost value for the Owner, and facilitates delivering the project in a more efficient manner. This improved coordination and quality of information reduces overall project risk which, naturally, benefits all project stakeholders. The IPD method of construction is fast becoming the most preferred method, and the one SCHAEFER prefers as well. We enjoy the benefits of actively integrating people, systems, business structures and practices into a process which collaboratively harnesses the talents and insights of ALL participants. 

The DESIGN-BUILD Approach

SCHAEFER also has significant Design-Build experience. We like this approach to a project because it fills the gap between Owner, Architect and us, the general contractor. Design-Build allows the Owner, Architect and and SCHAEFER to form a partnership ... a relationship which is built on trust ... from which we can all work together to achieve our client's goals. In a Design-Bulid scenario, we partner with the Owner or Architect from the conception of the project, and we work with the Owner and the Architect to plan, estimate and schedule EVERY phase of the project. The pricing is negotiated with SCHAEFER upfront, so no additional general contractors bid the project. We then consult on everything from site-selection to materials. SCHAEFER's comprehensive estimates and work plans ensure our client's project is completed on time and on budget ... because we've been involved with the project from the very beginning. The Owner, Architect and SCHAEFER all work TOGETHER throughout the entire process, which helps eliminate surprises and mis-communications.
